From buying his first family home to helping 100+ property buyers. When Manoj arrived in Sydney as a new migrant in 2013, owning a family home was one of his biggest dreams, but navigating an unfamiliar market took over two years, and prices in his preferred suburbs rose by more than $200,000 in that time.
That turning point pushed him to learn from experienced mentors, industry experts and books, and to build his own property portfolio. In 2020, he founded Gratitude Property Buyers with a simple mission: to give every client the honest, transparent and personalised guidance he wished he had received.
Since then, Manoj has helped 100+ professionals start their property journeys and 50+ migrant families buy their first homes in Australia. Along the way, he has built his own portfolio:

Manoj Mali
Manoj knows first-hand how hard buying your first home in Sydney can be. After arriving in 2013, he spent two years learning the market while prices in his chosen suburbs rose by more than $200,000. He has since bought his own family home, built a property portfolio and completed developments, and now uses that experience to help first home buyers, growing families and investors buy with confidence.
As a licensed buyers agent, he works only for the buyer, from finding the right home or investment to negotiating the price and getting you to settlement.
Tarika Mali
Tarika has been part of Gratitude Property Buyers since 2020 and leads our property research. She digs into suburb data, comparable sales, zoning and local demand, so every home or investment we recommend is backed by solid evidence.
She also has hands-on experience with major renovations, granny flats, interior design and land developments, so she knows what to look for in a property and when to walk away.
Anushka Patil
Anushka brings a background in the IT sector and a deep passion for the Australian property market. Since 2023, she has helped Gratitude Property Buyers clients find their ideal homes and investment properties, guiding them with care, clarity and confidence.
Akshay Patil
Akshay uncovers the properties most buyers never see. Through strong relationships with selling agents and industry contacts, he sources off-market and pre-market opportunities matched to each client’s brief, giving Gratitude Property clients early access, less competition and a real edge in securing the right home or investment.
