Invest confidently in high cash flow properties
Whether it’s your first investment or the next addition to a growing portfolio, we find properties with strong fundamentals: healthy rental yield, capital growth potential and real tenant demand. We specialise in high cash flow residential property, like dual-income homes, duplexes and multi-dwelling properties, and we look Australia-wide, not just in your own backyard.
We work closely with your accountant, financial adviser and mortgage broker for a smooth, coordinated purchase from strategy to settlement.

Commercial property with long-term tenants
Commercial property can suit investors who want stronger yields and longer leases: offices, retail and industrial premises where the tenant often pays the outgoings and signs for several years at a time. We assess the location, the lease, the tenant and the building before you commit, and coordinate with your accountant and adviser, including purchases through a self-managed super fund.

Questions about how we work
Common questions from home buyers and investors. Can’t find yours? Call 0422 551 539 or book a free call.
Can you bid at auction for me?
Yes. We attend and bid on your behalf with a limit agreed with you in advance, so nobody gets carried away on the day. Before the auction we complete the property checks, review the contract with your solicitor and, where it makes sense, try to secure the property before auction day.
Do you help if I’ve already found a home?
Yes. Our acquisition and negotiation service covers exactly that: we assess what it’s really worth from comparable sales, review the reports and the contract, then negotiate or bid for you. For first home buyers the property checks are free; send us the listing through the First Home Buyers page.
Do you help owner-occupiers who are upgrading?
Yes. We help families decide whether to sell first or buy first, shortlist homes by school catchment, space and commute, check larger blocks for granny flat or dual-living potential, and negotiate while your own sale is running. See Owner-Occupiers & Upgraders.
What is a high cash flow property?
A property where the rental income is high compared with the purchase price and holding costs. Ideally the rent covers your loan repayments, rates, insurance and maintenance, and leaves surplus income. This is often called a positively geared or cash flow positive property.
What types of properties offer higher cash flow?
Common examples include dual-income properties (such as a house with a granny flat), duplexes, dual-occupancy and multi-dwelling properties, and commercial properties with long-term tenants. Some regional markets also offer higher rental yields than capital city areas.
Can a granny flat or dual-income property increase my cash flow?
Often, yes, because two rental incomes from one property can lift the overall yield. Council approvals, zoning, construction quality and local rental demand all need checking first, as these can significantly affect both income and resale value.
Does a high cash flow property help my borrowing capacity?
It can. Lenders consider rental income when assessing your borrowing capacity, so properties with stronger rents may help you keep building your portfolio. Each lender treats rental income differently, so it’s worth speaking with a mortgage broker.
How does a buyers agent help with high cash flow investing?
We start with your strategy, then research markets, source on-market, off-market and pre-market opportunities, carry out due diligence, negotiate on your behalf and support you through to settlement. Our aim is to help you avoid properties that look good on paper but carry hidden risks.
How much do your services cost?
We offer two levels of service, so you only pay for the help you need:
- Due diligence and negotiation: you’ve found the home. We check its value and risks, then negotiate the price or bid at auction for you.
- Full buyers agent service: we handle everything, from strategy and suburb research to finding the right home, due diligence, negotiation and settlement.
You’ll get a clear, fixed quote after your free 15-minute chat, with no surprises. Property due diligence is free for first home buyers.
